Online payments
One of our highest priorities as a Minnesota property management company is the convenience to our tenants—that’s why we strive to make the payment process as easy, fast, and convenient as possible.
Our online payment system allows tenants to login from anywhere and make payments with just the touch of a button. In addition to being able to make payments from anywhere, tenants also able to fill out credit applications online with our login system.
Our online payment system also enables a considerable amount of financial flexibility and convenience to our tenants: tenants can adjust their payment schedule to make payments multiple times a week, weekly, or monthly. Tenants can lessen the burden of paying one large lump sum at the end of the month, or can arrange their payments so that they only have to remember and complete one payment each month. Whatever the case, the flexibility and convenience of our online payment system is sure to benefit you and your schedule.

Extensive tracking
As a part of our comprehensive management services and a part of our software, we collect more reports on your Minnesota rental property than you may know what to do with. If at any time during your rental management terms you have any questions about your property and your investment, you will be able to access our many reports to answer any and all questions you may have. In addition to access to our extensive reports and tracking services, we meet twice a year with homeowners to review all reports and answer any questions.

Performing bids
A significant portion of property management is making sure maintenance and work orders go as smoothly as possible. In order to ensure that all maintenance requests and work orders happen as quickly and as cheaply as possible, so as to save everyone time and money, once we have obtained a work order from a tenant, we will obtain three bids. If the homeowner wishes to obtain a bid from another contractor of their choice, they may as well. After we obtain the bids, we submit them to the homeowner for review and help you select the best contractor for the bid.
Once we have determined the best contractor for the job, we will arrange for the contractor to do the work and maintenance. Once the work is completed, we will either request payment from the homeowner or add it to the next month’s rent. Our management system lays out all payments in a detailed report so that homeowners can track the entire process and keep a record for themselves.

Work Orders
As a part of our property management services, tenants submit work orders for maintenance online or in person through our work order system. After a tenant has submitted a work order, we present the work order to the homeowner, to Center Point Energy, or to the homeowner’s home warranty.
If the work order is presented to the homeowner, we perform three bids for the job and ensure the job is completed in the quickest, cheapest, and most efficient fashion possible. If the work order is presented to Center Point Energy or to the homeowner’s warranty, we will follow up on the work order to ensure the job is performed well.
